RESIDENCE PERMIT FOR INVESTORS. PURCHASE OF UNBUILT LAND OR AGRICULTURAL LAND
According to Article 100 of Law 5038/2023, as amended and currently in force, any Third-Country National* may obtain a permanent investor residence permit (Golden Visa) by investing in real estate in Greece, specifically by purchasing undeveloped land or agricultural plots
Depending on the minimum investment amount, the investment is divided into two (2) basic categories:
Purchase of real estate with a minimum investment of 800,000 (Athens – Thessaloniki – Mykonos – Santorini – islands with a population of over 3,100).
Purchase of real estate with a minimum investment of 400,000 (rest of Greece, excluding the above areas).
In both main categories, the investment must be made in a single property.
In addition to the main investor, the following are also eligible for a Golden Visa residence permit as family members:
Spouses of investors
Minor children up to age 18
Children aged 18 to 21
Spouses’ parents
The initial residence permit is valid for five (5) years and is renewed every five (5) years. A prerequisite is that the investor continues to own the property.
Required Documents:
A certified copy of a valid travel document.
Any valid entry visa or admission procedure
Insurance policy from a private insurance provider.
Real estate purchase contract
Certification from the notary who drafted the transfer documents
Proof of registration from the competent land registry office or of the registration of a registrable deed with the competent cadastral office.
Copy of the real estate information declaration (E9).
Documents proving that the third-country national is the owner of all corporate shares, interests, or stock, in the case of a real estate purchase through a legal entity based in Greece or another EU member state.
A fee of two thousand (2,000.00) euros.
*Citizens of Russia and Belarus are not eligible to apply for a permanent investor residence permit (Golden Visa).
