GOLDEN VISA – INVESTMENT IN A LISTED BUILIDING

Following the legislative amendments introduced by Article 64 par. 1 of Law 5100/2024, the provision of Article 100 par. 2 case d of Law 5038/2023 provides for the possibility of obtaining a permanent investor residence permit (Golden Visa) with a minimum investment amount of €250,000, through the purchase of a property consisting of a listed (heritage-protected) building or part of a listed building, that is to be restored or reconstructed, or a property within which a listed building is located.

GOLDEN VISA – ACQUISITION OF REAL ESTATE BY INHERITANCE OR PARENTAL GIFT
Pursuant to the provisions of Article 100, paragraph 1, case e of Law 5038/2023, an adult third-country national may obtain a Permanent Investor Residence Permit (Golden Visa) if they have acquired real estate property in full ownership and possession as an heir, either by intestate succession or under a will or as a result of a parental gift.
