RESIDENCE PERMIT FOR INVESTORS. PARENTAL SUPPORT OR INHERITANCE
According to Article 100 of Law 5038/2023, as amended and currently in force, any Third-Country National* may obtain a permanent investor residence permit (Golden Visa) through an investment in real estate in Greece.
The real estate must fall into one of the following categories:
Properties with a minimum assessed value of €800,000 (Athens – Thessaloniki – Mykonos – Santorini – islands with a population of over 3,100)
Properties with a minimum objective value of 400,000 (rest of Greece, excluding the above areas)
Eligible recipients of the investor residence permit – golden visa are:
Spouses of beneficiaries
Children up to 21 years of age
Children over 21 years of age (under certain conditions)
The initial residence permit is valid for five (5) years and is renewable for five (5) years each time. A prerequisite is that the investor must continue to own the property.
Required Documents:
A certified copy of a valid travel document.
Any valid entry visa or admission procedure
Insurance policy from a private insurance provider.
Certification from the notary who drafted the transfer deeds,
Proof of registration from the competent land registry office or of the registration of a registrable deed with the competent cadastral office.
Copy of the real estate information declaration (E9).
Titles of ownership of real property.
Certificate of closest relatives.
A fee of two thousand (2,000.00) euros.
*Citizens of Russia and Belarus are not eligible to apply for a permanent investor residence permit (Golden Visa).
