GOLDEN VISA - €250,000 INVESTMENT THRESHOLD

Despite the increase of the minimum investment thresholds for the acquisition of real estate and the granting of a Golden Visa residence permit, as introduced by Article 64 of Law 5100/2024, the previous minimum investment amount of €250,000 remains applicable in the following cases:

  1. Properties eligible for change of use to residential purposes (retail premises or office spaces).
  2. Properties constituting an industrial building or part thereof, or properties within which an industrial building is located, provided that no industrial activity has been installed and in operation therein for at least the previous five (5) years. This category also includes properties resulting from structural interventions or vertical and/or horizontal extensions to industrial buildings, on the condition that their use is converted to residential, as well as the addition of independent buildings on plots or land parcels where industrial buildings exist, provided that their use is likewise converted to residential.
  3. Properties consisting of a listed (preserved) building under restoration or reconstruction, or part thereof, or properties within which a listed building is located.

 

Conditions Applicable to the Above Cases

  • They concern the entire Greek territory.
  • The investment is made in a single property.
  • No minimum square footage requirements for properties for sale.
  • The convertion of use of the property may be carried out either by the seller or the purchaser.
  • The convertion of use must be fully completed prior to the submission of the application for the granting of the investor’s permanent residence permit (Golden Visa).
  • Properties whose use has been converted to primary residence may not be used as a registered office or branch of a business.
  • In the case of a listed (preserved) building, the transfer of ownership is permitted only after the full restoration or complete reconstruction of the building has been completed.
  • The short-term lease within the framework of the sharing economy (such as Airbnb), as well as the sublease of properties acquired for the granting or renewal of an investor’s permanent residence permit are strictly prohibited.
